High Physical Support SDA housing – a high yield investment opportunity
By 2030, over 52,000 Australians with a disability will be eligible for Specialist Disability Accommodation (SDA). Around 10%, or 5,200, of these people, are expected to require a High Physical Support home within the next eight years.
As of June 2022, the total number of existing High Physical Support (HPS) dwellings Australia-wide numbered 1,962. An additional 2,104 HPS dwellings are in the pipeline out of 3,085 new builds across all the SDA design categories.
The HPS category is currently well supplied and attracting investors for its potential higher return. There will always be scope for HPS dwellings as NDIS participants funded for Fully Accessible and Improved Liveability (90% of all SDA-funded participants) can also reside in an HPS home.
What is NDIS SDA?
Specialist Disability Accommodation (SDA) is a range of housing designed for NDIS participants, or people with extreme functional impairment or very high support needs. SDA dwellings have accessible features to help residents live more independently and allow other supports to be delivered better or more safely. There are four categories of SDA dwellings – High Physical Support, Improved Liveability, Robust, and Fully Accessible.
What is High Physical Support design SDA? Who is it for?
High Physical Support home is designed specifically for NDIS participants who have significant physical impairment, and have lost the ability to perform one or more self-care activities on their own, or someone who requires very high levels of support.
High Physical Support SDA dwelling must have external doors and outdoor private areas to be accessible by wheelchair; structural provision for ceiling hoists; kitchen sink, cooktop, meal preparation bench area to be accessible in a seated or standing position; assistive technology ready, and more.

The investment returns with High Physical Support SDA property investors can achieve up to 12% per annum net yields, compared to average of 3-4% p.a. in the traditional residential sector.
Secure rental income for 20 years
The Australian Federal Government has allocated $700 million annually for the next 20 years to fund SDA in order to attract investment and the development of homes, including High Physical Support SDA.
‘Rents’ are paid by the Government to the property owner via the Participant’s NDIS funding plan.
Given SDA properties are purpose-built for people with disability, most tenants will want to rent an SDA property to become their forever home, which essentially means long-term lease periods.

Is SDA housing a good investment?
The approach to SDA funding has made investing in accommodation designed for people with disability (NDIS participants) both commercially viable and attractive for investors. NDIS SDA housing attracts investors who want a long-term, steady income while receiving market-beating yields.
What is the maximum number of High Physical Support (HPS) tenants I can have in my HPS property?
Three HPS tenants (or participants) is the maximum number of tenants you can have per property (excluding group homes), however given the mobility limitations of HPS participants (i.e. use of wheelchairs), the optimum number is 1 or 2 HPS participants per HPS dwelling.
What land and location are best suited for building a HPS property?
A block of land has to be very flat with at least 15-meter frontage.
The location needs to take into consideration the proximity of community facilities, shops, public transport and medical facilities. Adequate onsite parking is essential for carers, family and friends.
What building type can a HPS dwelling be?
A High Physical Support dwelling can be an apartment, villa, townhouse or house provided a safe, continuous step-free accessway is in place. Any dwelling with multiple levels, i.e. apartment, must be serviced by a wheelchair-accessible elevator.
